Sunrooms are a lighter-touch addition — less structural weight, less disruption, still permitted. Here's what's in a typical scope.

Sunroom pricing varies by how 'season-proof' it needs to be. Three-season rooms are cheapest; fully conditioned rooms are closer to a bump-out.

Fully conditioned sunrooms often add to your home's appraised square footage. Three-season rooms generally do not.

Sunrooms take 6–10 weeks from breaking ground, plus 3–5 weeks of permit lead time on the front end.

Does a sunroom add to my home's square footage?

Only if it's fully conditioned (HVAC connected and insulated to current code). Three-season and screen rooms add value but usually aren't counted in appraised square footage. For ROI, that distinction matters.

Can we convert our deck into a sunroom?

Often yes, if the deck's structural support is adequate. We'll evaluate footers, joists, and ledger boards during the site visit. Sometimes the deck becomes the floor; sometimes we have to rebuild the substructure.

How do sunrooms handle our summer heat?

Three-season rooms with lots of glass can easily hit 100°F+ in August. We spec Low-E glass, ceiling fans, and vented ridges to help. For true comfort in summer, you'll want the fully conditioned tier.

Will the HOA let me build this?

In most Northern Virginia HOAs, sunrooms are allowed with ARB approval. We help prepare the ARB package (photos, drawings, materials). Some HOAs restrict materials or rooflines — we navigate around those constraints.

Roof: glass, shingle, or solid panel?

Glass roofs look stunning but run hotter and cost more. Shingle roofs match the main house and insulate best — our most common choice. Insulated panel roofs are a middle option: lightweight and thermally efficient.

Can I finish it myself later to save money?

We do sometimes leave interior finish DIY-friendly (no drywall, exposed framing painted) for clients on a tight budget. Just tell us upfront — it changes the scope and sequencing.
