A roof replacement is usually a one-day event for a crew of 6–8. Here's what's in the fixed price.

Included

  • Full tear-off of existing shingles and underlayment
  • Roof deck inspection and spot-repair of damaged sheathing
  • Synthetic underlayment & ice-and-water shield at eaves and valleys
  • Drip edge, starter strip, and ridge cap
  • Architectural shingle install (GAF Timberline HDZ or equivalent)
  • Pipe boots, vent flashing, and step flashing at walls
  • Ridge ventilation (or turtle vents based on attic design)
  • Full yard cleanup with magnetic sweep for nails

Priced Separately

  • Rotted sheathing beyond typical spot-repair (per-sheet pricing in scope)
  • Skylight replacement (we install, product at cost)
  • Chimney cricket or flashing rebuild (priced if needed)
  • Full attic ventilation redesign (if soffit intake is inadequate)
  • Gutter replacement (often scoped together, separately priced)
  • Solar panel detach/reset (we coordinate with your solar provider)

Insurance-covered storm-damage roofs are handled at cost on our end — we bill the insurer directly with proper documentation.

Most roofs come off and go back on in 1–2 days. Metal and complex roofs take 3–5 days. We work rain-or-shine only when it's truly dry.

Tear-off

Existing shingles removed, decking inspected, any rot spot-repaired. Drip edge and underlayment go on.

Install

Shingles go on bottom-up. Valleys, flashing, ridge vent installed. Full magnetic cleanup around house.

Warranty kicks in

Final walkthrough, photos for your records, manufacturer warranty registered. Workmanship warranty begins.

How long does a roof replacement actually take?

Most asphalt roofs: 1 full day with a 6–8 person crew. Larger or cut-up roofs: 2 days. Metal or slate: 3–5 days. We set up the day before and clean up the day of.

Will you work with my insurance company?

Yes, constantly — especially after hailstorms. We document damage with photos and drone footage, meet your adjuster on-site, and bill the insurer directly using Xactimate. You pay only your deductible.

How do I know if I actually need a new roof?

Shingles that are curling, cracking, or shedding granules heavily; visible leaks or staining in the attic; missing shingles after storms; or age past ~20 years. We'll do a free inspection and tell you honestly if you can wait another year or two.

Asphalt or metal — which is better?

Asphalt is cheaper (~half the cost), easier to repair, and looks more 'residential' — what 95% of our customers choose. Metal lasts 40–70 years, handles hail better, and looks distinctive. For a 'forever home,' metal is often worth it.

Will the old shingles go in my yard?

No — we drop a dump trailer in the driveway and old material goes directly there. We magnetic-sweep the yard for nails twice and tarp your landscaping. You won't step on a nail.

What if my decking is rotten?

We spot-replace sheets at $75–$125 per 4×8 sheet (varies by availability). Typical roofs need 0–4 sheets. If large areas are rotten (rare, usually from old leaks), we stop and re-quote before proceeding.
