Flooring

Floors that actually match the room.

Hardwood, luxury vinyl plank, or tile. We level the substrate, install clean, and trim the transitions — so your floors still look right after a few winters.

Hardwood flooring install in Northern Virginia home

No surprises. Everything spelled out.

Flooring install is more than laying down boards — subfloor prep, transitions, and trim make the difference. Here's our typical scope.

Included

  • Removal and disposal of existing flooring
  • Subfloor inspection, leveling, and spot-repair
  • Moisture barrier and underlayment (for LVP and engineered wood)
  • Professional install with proper expansion gaps
  • Reducer strips, thresholds, and trim at transitions
  • Quarter round or shoe molding install at baseboards
  • Full cleanup and debris haul-away
  • 2-year workmanship warranty

Priced Separately

  • Major subfloor replacement (quoted after demo if needed)
  • Stair tread refinishing or replacement
  • Furniture moving (we can move, or you can for 10% discount)
  • Baseboard replacement (common companion; separately scoped)
  • Custom inlays, borders, or medallions
  • Concrete floor grinding or major leveling beyond 1/4 inch

Three common price tiers.

Flooring is usually priced per square foot installed — material plus labor. Here are typical Northern Virginia ranges.

LVP
$5–$9 / sqftluxury vinyl plank
Waterproof, durable, warm-looking. Best value for whole-house installs — our most popular choice.
  • Quality LVP (Coretec, Shaw)
  • Moisture underlayment
  • Reducer & T-moldings
  • Quarter round reinstall
Solid Hardwood / Tile
$14–$22+ / sqftpremium materials
Solid hardwood (site-finished available) or large-format porcelain tile with schluter edges.
  • Solid oak or walnut
  • Site-finished option
  • Matched staining
  • Or: 12×24 porcelain tile
  • Custom trim details
Pricing assumes typical residential installs (ground floor over OSB or ply). Concrete slabs, second floors, and unusual subfloors can adjust pricing.

From first call to last coat of paint.

Typical whole-main-floor installs take 4–7 days. Single rooms can wrap in 1–2 days.

Ask our AI
LVP or hardwood — what's your take?

Honest answer: for 80% of Northern Virginia homes, LVP is the smarter choice. It's waterproof, kid/pet/dog proof, looks very convincing, and costs half as much installed. Save real hardwood for formal spaces where you'll enjoy the authenticity.

Can you install over my existing floor?

Sometimes. LVP can go over many existing hard surfaces (tile, old LVP, some hardwood) if they're level and in good shape. Never over carpet. We'll evaluate during the measure — floating over existing saves demo cost but sacrifices 1/4 inch of height.

How do I transition between rooms with different flooring?

Reducers (for height difference), T-moldings (same height, different materials), thresholds (doorways). We pick the right piece per transition. Most transitions use the darker material's reducer so it blends into the rug or floor below.

Can you match my existing hardwood?

For small patches, we can usually match species and stain well enough that only we can tell. For larger work, we recommend sanding and refinishing the whole floor for a seamless look — we coordinate that with a refinishing specialist.

What about pet stains or water damage under the old floor?

We'll find it during demo. Small stains we spot-seal and kill odors. Larger damage (rot, mold) we scope as additional repair before laying new flooring over it. We never lay new over known damage.

Do we need to move furniture?

We can move standard furniture as part of the job. For pianos, pool tables, armoires, or antiques, we recommend you handle those separately. Clear smaller items (books, breakables) yourself before we arrive.
