No surprises. Everything spelled out.

Our written scope details exactly what's included in your fixed price — and what's priced separately. Here's the general shape for a kitchen remodel.

Included

  • Full demolition, protection of adjacent rooms, and debris haul-away
  • Cabinetry (semi-custom or custom), installation, and hardware
  • Countertop fabrication & install (quartz, granite, butcher block, etc.)
  • Plumbing rough-in and fixture install (sink, faucet, disposal, water filter)
  • Electrical updates (outlets, under-cabinet lighting, pendant lights, code-compliant circuits)
  • Tile backsplash, flooring, paint, trim & finish carpentry
  • Permits, inspections, and engineering if required
  • 2-year workmanship warranty on labor & materials

Priced Separately

  • Appliances (we install what you buy, or order through our trade accounts)
  • Structural changes like removing a load-bearing wall (quoted after inspection)
  • HVAC relocation or duct rerouting
  • Major subfloor repair discovered after demo (rare; estimated upfront)
  • Custom millwork beyond standard cabinet runs (built-in hutches, coffered ceilings)
  • Design services if you need a dedicated interior designer

Three common price tiers.

Questions we get every week.

If yours isn't here, scroll back up and ask our AI assistant — or just call and we'll talk it through.

Ask our AI
Can we live in the house during the remodel?

Yes — most clients do. We set up dust barriers, cover adjacent floors, and sweep the site every afternoon. We'll help you set up a temporary "kitchenette" (microwave, fridge, coffee) in another room for the couple of weeks your sink is out of commission.

Do you handle the design, or do I need a separate designer?

For most projects, we handle it in-house — cabinet layout, finish selections, lighting plan. For high-end projects with complex custom millwork or a specific aesthetic vision, we recommend pairing us with an interior designer. We work well with designers and will quote based on their drawings.

How long after signing until you can start?

Typically 3–6 weeks. That time is spent finalizing cabinet orders (the longest lead item), pulling permits, and scheduling inspections. We'll give you a firm start date in the signed scope.

What if I want to pick my own cabinets or counters?

Totally fine. We'll happily install anything you source — we'll just note what's client-supplied in the scope and won't warranty the product itself (still warranty our install). Most clients use our trade accounts for faster lead times and better pricing.

What happens if something goes wrong after the warranty period?

We still answer the phone. Our 2-year workmanship warranty covers us fixing anything we built at no cost. After year two, we'll come look, give you an honest diagnosis, and only charge if it's truly beyond our work. Half our projects are repeat clients — we don't burn bridges.

Do you pull permits?

Yes, always. Electrical, plumbing, and structural work in Virginia require permits and inspections — we pull them in your name as the homeowner and schedule all inspections. Permit fees are billed at cost.
